Posted05-Jul-2022Service lineGWS SegmentRole typeFull-timeAreas of InterestData Centers, Design, Project ManagementLocation(s)Columbus - Ohio - United States of AmericaCBRE is looking for a Data Center Building / Campus Design Execution Manager to manage the design activities related to Hyperscale Data Center construction and other projects for a large technology client.JOB SUMMARYServes as client's agent, consultant, advisor, and authorized owner's representative through all design phases and all design disciplines until hand-off to client's construction team. This design management work is for large hyperscale data center construction projects for a confidential top-three technology client. Most of the duties and responsibilities are associated with managing, coordinating, and administrating the client's design consultants used in the design efforts. The Design Execution Project Manager is responsible for taking the program level Plan of Record and localizing the designIdeal candidates should have significant hyperscale data center project management experience in daily management of architects, civil, structural, electrical, and mechanical engineers. Ideal client is comfortable facilitating large design coordination meetings with multiple design disciplines, including "page turns" design meetings. etc.Job Description & Responsibilities:The Design Execution Project Manager will coordinate and produce the following Deliverables for each data center design/construction project:Develop and execute design contracts and amendments for:Site development (including pad, utilities, and deep foundations scope)Data center ("DC") designConstruction administration ("CA")Peer review of DC designAny additional scope that arises including changes or studiesDesign project plan for each data center design/construction project prior to design kickoff. Contractor will ensure the project plan includes the following:Internal kickoff deckBaseline scopeBaseline design scheduleBaseline budgetRisk logTeam rosterProject foldersMeeting and communication planA change management planLessons learned from previous building designsOwner design changes to canonical design engineering bulletins ("EBs")Manage and update the following through design completion:Design scheduleDesign budgetDesign risk logEnsure the following design trackers and updates are delivered at each design deliverable milestone. Contractor will deliver final versions of these documents upon design completion:Complete and maintain design review checklistComplete and maintain design comments trackerComplete and maintain design decision trackerConduct constructability review ("CR") and value engineering report at each CR milestoneProvide updates to the site change control log with design informationProvide updates to the site risk log with design informationComplete the following reports and ensure delivery of documentsDuring data center design:Monthly design reportPublish weekly design meeting minutesProject support during Construction ("SDC"):Monthly CA/SDC reportManage client s third party contractor to produce regular updates to the as built design model/ record model based on the redlines of client s third party general contractorMaintain building configuration bug in order to keep track of design tasks and updates throughout the design/construction processProvide and gather cost estimates working with stakeholders and client s third party contractors for scope gaps and changes.Coordinate value engineering efforts.Coordinate constructability reviews of the project documents.Ensure design QA/QC is being performed, and report issues and gaps to the client.Oversee invoice/payment application processing, tracking, and reporting.Negotiate, resolve, and close any outstanding change orders, quality issues, or disputes.Assist client in scheduling, coordination, and management of client s third-party contractors and consultants for data center projectsSupport program travel to team meetings and general management support.SUPERVISORY RESPONSIBILITIESResponsible for formal supervision to up to 1-2 individual employees. May assist in managing 3rd party project delivery resources.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Minimum six years of related experience and/or training.Prior experience in a supervisory position (direct report responsibilities) required if specific duties include direct report responsibilities.CERTIFICATES and/or LICENSESPreferred PMP (US and/or Canada) and LEED AP.COMMUNICATION SKILLSAbility to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.FINANCIAL KNOWLEDGERequires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.OTHER SKILLS and ABILITIESIntermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.SCOPE OF RESPONSIBILITYDecisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
