SummaryThe Tenant Improvement Coordinator supports the leasing and construction efforts related to tenant and landlord work for real estate owned and developed by Crawford Hoying Development Partners, LLC (CHDP). This individual interacts with internal and external customers on a regular basis. Exceptional communication skills both face-to-face and in writing are essential. This position requires a well-organized, professional individual who possesses a strong initiative and is able to adapt well to a fast-paced environment. Job Responsibilities (responsibilities may include but are not limited to the following)

  • Coordinate directly with the tenant, their consultants, and the contractor to review the tenant's plans and specifications to ensure compliance with the base building systems and the landlord's architectural standards, with a specific focus on achieving key milestone dates established in the lease
  • Assist the tenant, as needed, with municipal approval of their plans and application for all necessary building and other permits, with a specific focus on achieving key milestone dates established in the lease
  • Manage and implement the successful completion of the landlord's work, as necessary, for timely turnover to the tenant for completion of the tenant's work
  • Monitor the tenant's contractor(s) for the successful completion of tenant's work
  • Manage payment of the Tenant Improvement Funds to the tenant, using established standard operating procedures
  • Coordinate with the Development and Commercial Real Estate Leasing Teams to establish standard Landlord Work Letters for office, retail, and restaurant uses
  • Become familiar with all core and shell construction plans and specifications for each project undertaken by CHDP
  • Assist the Property Management and Commercial Real Estate Leasing Teams, as needed, by evaluating the construction and financial impacts of Tenant Work Letters
  • Engage and direct consultants, as necessary, to carry out assigned duties and responsibilities, such as procurement of space plans and peer review of plans
  • Perform other duties as assigned

      • Minimum of 5-7 years of experience in the design and/or construction of office, retail, and restaurant users
      • Bachelor's degree in a related field
      • Knowledge of and experience with a broad range of real estate assets and construction types
      • Exceptional communication skills, both written and verbal
      • Willingness to address conflict quickly and effectively
      • Strong focus on customer service and a keen attention to detail
      • Ability to thrive in a fast-paced, ever-changing environment with strict timelines
      • Strong analytical, organizational, problem-solving, and multitasking skills
      • Proficiency in Microsoft Office (Word, Excel, PowerPoint), Google (Gmail, Sheets, Docs), and Procore
      • Valid driver's license and reliable transportation Work EnvironmentThe Tenant Improvement Coordinator works in the corporate office and on various jobsites. Work hours are typically 8:00 am to 5:00 pm, Monday through Friday. Evening and weekend hours may be required a few times throughout the year. Some business travel, including overnight travel, may be required, but it is estimated at less than 10%. This individual should be flexible and readily available depending on the needs of the Development and Commercial Real Estate Leasing Teams. Reporting StructureThe Tenant Improvement Coordinator reports to the Vice President of Quality Control and works closely with the Commercial Real Estate Leasing Team.
